The First Time Home Buyers Tax Credit has played a big impact on Conifer real estate for sale in the past few months.
With the $8,000.00 incentive, sales in the entry and mid-level communities like Kings Valley, Conifer Mountain and Black Mountain Ranch have maintained a steady pace and hold their places on the podium as the most active communities in Conifer for the past 3 months. Kings Valley has led the way with 9 closings, Conifer Mountain has had 8 closings and Black Mountain Ranches has had 4—all according to Metrolist statistics for single family homes sold in Conifer in the last 3 months.
Kings Valley, the stronghold of bank owned homes has a full 7 of its 9 closings either bank owned or short sales!

Unfortunately for Sellers the overall prices across Conifer declined in June by about 11% over those of last June (2008) and our year to date sales in Conifer after June just broke the 100 closings mark which is well off last years to date of 129 (a full 22% reduction in transactions closed)
King’s Valley ends up being the right answer for a lot of Conifer home buyers for a few key reasons:
1.) Undoubtedly the price is the key feature. With several options in the high $100k’s and $200k’s and up into the $600k’s
2.) Proximity to US 285 is another great feature. The opportunity to live in a mountain community but with easy access to Denver and the major office core hubs like Denver West, Downtown and even the Denver Tech Center(DTC).
3.) Kings Valley also has it’s own water system so homeowners are not on independent wells.
4.)Kings Valley has a new retail/commercial center that has recently been completed and although it was previously only a few miles from the new Safeway center and all the amenities in Conifer—Now it anchors it’s own gas station and convenience store with a wealth of retail space sure to attract more conveniences.
5.) The families I have helped to buy in King’s Valley usually comment on the terrific views and large home sites that many of the homes have along with the proximity to the new state park Staunton State Park which is in the works.
Overall King’s Valley has many great opportunities for Buyers in today’s remarkable buying environment.
