This northwest Denver neighborhood is one of the few hidden gems left in the city. The Berkeley neighborhood is bordered by I-70 on the north, 38th Ave on the south, Federal Boulevard on the east and Sheridan Boulevard on the west.
The focal point of this historic neighborhood is Berkeley Lake located at the corner of 44th Ave and Tennyson Street. Berkeley Lake Park has many community attractions including North Denver’s very popular and only dog park. Residents from many surrounding communities including Regis, Wheat Ridge, Highland, Sloan’s Lake and more travel to Berkeley exclusively to utilize the dog park! Also included in the park is a public library, tennis and basketball courts, walking path around the lake, recreation center and plenty of open grass areas to play and gather for a picnic.
The cultural center of the Berkeley neighborhood is definitely Tennyson Street. Between 38th and 44th Avenues you will find everything from a bowling alley, dive bar, French cuisine, book store and tattoo parlor! For the best viewing opportunities plan on a First Friday Art Walk. Held the first Friday of every month (weather permitting), all of the local art galleries, and there are more than you realize, stay open late and display works from local artists. The art galleries are not the only places to visit either; all of the businesses on Tennyson Street stay open late and offer food, drink and vibations to all enjoying the art walk.
The local inhabitants of the Berkeley neighborhood are made up of mostly mid 20’s to mid 30’s college graduates. This relatively young, upward mobile and soon to be affluent population is leading Berkeley into a very stable neighborhood. While the average home price is less than $250,000 most real estate experts don’t expect that number to stay that low for long. With the neighboring Highlands and Sloan’s Lake real estate values skyrocketing, Berkeley is quickly becoming the next neighborhood to buy low, fix up and sell high. It is also a perfect neighborhood with lots of opportunities for those first time home buyers looking to take advantage of the $8,000 tax credit.
With proximity to Downtown Denver, I-70 and I-25, Berkeley is perfectly situated for any commute within the Metro Denver area. Also, for those heading to the mountains on the weekend, you get a 15 minute head start on everyone coming from downtown.
