Denver Sloan’s Lake Real Estate and Homes for Sale
Just a quick anecdote related to Sloans Lake before I jump into real estate facts: I was in an adventure race this summer; The Denver Oyster, an eight hour urban running, biking and inline skating race with skills contests
at different intervals. Well, I’m a pretty competitive racer—even at my very novice level. And I have vivid memories of racing my bike through an intersection at Speer and Federal in Denver—It was raining and our team was currently in second place. As I sped through the intersection and heard cars honking and slamming on the breaks I seriously considered the fact that this northeast corner of Sloans Lake might be the end of me! I managed to avoid death-by-poor-decision and raced around Sloans Lake and back to the Denver Aquarium and after many hours of anaerobic, rain drenched effort we ended up in 5th place overall. I was pretty happy, if only hypothermically induced.
Sloans Lake is a popular and thriving community just west of Lower Downtown Denver. Bounded on the South by 17th Street, on the West by Sheridan Boulevard, on the North by West 29th Ave., The Highlands Neighborhood, and on the East by Federal Boulevard.

Sloans Lake, in zip code 80212, is primarily dominated by single family homes in an urban setting. There are roughly 3,800 “housing units” in Sloans Lake. Homes here were built as early as 1888 and as current as this year. Homes range from $125,000 up to about $600,000 but the bulk of homes for sale are in the $200,000 to $300,000. The majority of homes here are between 600 and 1,500 square feet but there are some notable exceptions as big as 3,400 square feet above grade.
The Denver city lights view as seen from across Sloans Lake is one of the most impressive views of Denver around. The Lake itself is in Sloans Lake Park and comprised of two lakes—Sloans Lake and Cooper lake both in the 177 acre park. Sloans lake is one of only three lakes in all of Denver, on which, motorized boats are allowed. And it is host to the annual Dragon Boat Festival, which is open for registration January 5th, 2009. One of my personal interests at Sloans Lake is
that it is host to the Sloans Lake Ultimate club www.SloansLakeUltimate.org which hosts the running and disc (Frisbee) tossing game on Saturdays at 1PM.
Living in Sloans Lake is very convenient to just about everywhere in Denver. It is basically adjacent to INVESCO Field at Mile High Stadium where the Denver Broncos (and the lesser known Colorado Mammoth) play. And close enough to Downtown Denver that a cab ride might just use the minimum fare! In addition Sloans Lake is convenient to the major arterial highways—just a few hundred yards from I-25, minutes from I-70 and less than a mile from 6th Avenue—the gateway to the Rockies from Denver. The Google map above shows clearly what a great location Sloans Lake is.
