The Market for Luxury Real Estate in Evergreen and Golden Right is very competitive. On a regular basis Seller’s ask me what they can do—what I can do to help them sell their homes faster without giving away the farm. I believe I have the answer! The key to selling right now is to take every bit of accurate advice and apply it at the highest level of expertise. I have a very comprehensive marketing plan which I’m happy to share upon request, but one very effective approach is to stage your home to best impress each Buyer who comes through your home.
I’ve asked Heather Howard of Refine Your Design of Colorado llc, to share a few of her tips. Heather is a talented interior designer well respected in Evergreen, Golden, Conifer and really throughout the custom communities of the foothills. Her quick tips below are timeless and reveal that even small adjustments can make big impacts!
Secrets of a Sensationally Staged Home
You only have one chance to make a great first impression to a potential buyer. Staging your home creates a feeling for your home which makes the potential buyer feel connected and where they can visualize themselves in your home. In this tough market, helping your home to stand out from the rest is essential.
I am not suggesting that you create a certain look, such as country, Victorian, Mountain moose etc. I am suggesting that with what you own you can create a feeling that new home buyers will be attracted to, and here are my suggestions.
First and foremost, go ahead and pack up anything that you are not using. Eliminate clutter by pre packing, so that the buyer can see the room, rather than your stuff. However don’t pack everything up, you’ll need accessories for the bookshelves and your tablescapes. Throw open those blinds, turn on lamps (not overhead lights). Make sure your wall color is neutral or warm. Prepack your family photos. Once a buyer has seen you in the home, they have a hard time visualizing themselves in your home.
Fix anything that might distract your buyers, such as a leaky faucet, squeaky doors and floors. If you are close to a noisy road consider running a water fountain to distract the buyers from the noisy road.
Eliminate any odors, Pet and tobacco odors are a turn off. Some buyers may be sensitive to air fresheners, or feel that you might be covering something up. Stay with fresh flowers, lemon oil, or fresh linen sprays to keep your home smelling fresh.
Rearrange furniture so it has a conversation area. Focus on the positive features of the room, such as the wall of windows, or the beautiful fireplace.
Remove collections, hide cat boxes. Consider taking your pet to a doggy day care or a friend’s home when your home is being shown.
If you decide to hire a professional to stage your home, be sure that they are certified home stagers.
